Feasibility study
This typically involves the review of site
investigations and geophysical surveys, as well as market analysis to provide projections
of consumer demand. In many cases it will need to integrate with a resort
masterplan that includes shoreside development of real estate, commercial
property and other leisure attractions.
Conceptual design
Based on the survey reports and
market study, we explore options for overall marina layout, with a view to optimising berth
sizes and numbers to accord with the available water space and anticipated demand. Wave protection, fairway access,
and water quality will be assessed, along with recommendations for marina hardware and service utilities.
Business planning
We use established planning tools, combined
with our unrivalled sector knowledge and experience, to model costs and revenues. Capital and operational
expenditures are calculated, and tariffs and berth mix are flexed with
occupancy projections to give realistic ROI forecasts for the short, medium and
long term.
Detailed design
Taking a project from initial concept to signed-off
plans is an iterative process through which our technical team will explore and review all elements:
from which pontoon structure and mooring system to deploy, down to specs for individual mooring cleats or utility
hook-ups. The output from this process is the full set of drawings and
specifications that the contractors will need to build the marina.
